
Cape
Coral waterfront home sites are available in two categories,
Saltwater & Freshwater.
Saltwater Home Sites:
These sites are located in the perimeter areas of the Cape and offer access to
the Caloosahatchee River and, ultimately, to the Gulf of Mexico. Saltwater lots
may be either “Direct Access”, which means there are no bridges to pass under
that would restrict boat size, or “Gulf Access”, which allows the same access
but limits the size of boat you may use, due to the bridge height that you must
pass under.
Canal width will vary on the saltwater canals from 80 feet to 250 feet. Some
saltwater lake properties exist but are in short supply. Depending upon
location, the southern properties are serviced by city water and sewer and the
saltwater canals in the northwest must use a well and septic system.
Freshwater Home Sites:
These sites are located
throughout the central part of Cape Coral. The freshwater designation indicates
the canal does not have access to the Gulf of Mexico. The water quality is
excellent and provides great freshwater fishing in many areas. Most freshwater
canals are linked to small lakes providing a destination using a small boat or
jet ski. Canal widths are usually 80 feet wide with a few larger canals
scattered throughout the network. Utilities will vary due to location with city
water and sewer available in the areas south of Pine Island Road.
